A commercial real estate inspection is much more inclusive than a home inspection:
The commercial property includes any and all features of the property that can safely be tested or inspected, not just a
predetermined list that excludes non-standard items such as roof-mounted Air conditioning equipment, elevators, industrial
machinery, or even a water tower.  The commercial property inspection is only limited by what is accessible, visible, and safe to
test
.  All commercial inspections include a complete infrared thermal imaging of the interior and exterior walls ceilings and roof

structure integrity and stability, ventilation and insulation is performed to include fire breakers and radiant-thermal barriers  

We thoroughly inspect the foundation status and conditions, structural integrity, current and expected future
structural issues,
property drainage guttering, run-off, swales,site elevations, landscaping patterns and completeness are also evaluated.  The
structures roofing integrity, slopes, valleys, peaks, ridges and roof coverings are completely inspected.  

We perform a thorough and complete evaluation of all visible plumbing pipes, drains, shut-offs, exterior hose bibs and electrical
switches, plugs, covers, wiring, sub and main electrical panels, grounding and electrical system bonding.  The hot water systems
and all visible supply and discharge lines are reviewed.  We also perform plumbing and electrical system functionality and load test.

The properties electrical conditions, interior & exterior walls, doors, cabinets, attic and roof structures, ventilation and insulation
properties are evaluated.  Your professional Houston home inspection also includes all appliances, gas fixtures & lines, HVAC
(AC) systems, but is not limited to these alone, we also inspect over 200 other individual items.

All commercial real estate inspections include infrared thermal imaging of the roof, roof covers, exterior building walls
and enclosures.  Thermal imaging of problem areas should as roof leaks, ceiling water damage areas, hot spots and
some mechanical equipment is performed as needed to make a proper assessment of the property.

Our technical knowledge is certainly important, but just as important is our ability to promptly deliver your inspection report. Our
inspection reports are web-based, and you will receive your report electronically, typically within 48-72 hours of the inspection
completion date depending on the size and scope of the inspection project and inspection report requirements.  Our commercial
reports are concise and categorized by field, issue, building, floor, unit, and area. All items are supported with a short narrative and
color digital photos.  

We carry an independent Error & Omission insurance policy of not less than 100,000.00 per occurrence and $1,000,000.00
aggregate as required by the Texas Occupational Code, Chapter 1102, Sub-Chapter G.  We are also protected by General
Liability insurance of $1,000,000.00 per occurrence and 2,000,000.00 aggregate.

Do I need to be there during the my Commercial Inspection?    
If there is machinery or equipment that is unique to your Houston business and requires expertise to properly test and/or inspect,
then you or someone experienced with the equipment should be there.   If not, it is up to you whether you want to be there.  We
highly recommend that you be present during your inspection. Its a valuable learning experience for most people and will help you
get the most benefit from the property inspection. By following the inspector you can ask questions directly and the inspector can
explain maintenance tips for specific areas. We feel you’ll be able to best understand the finished report and get the most benefit
from it by having been there during the inspection.

How long will the Commercial Inspection take?    
It can take anywhere from 3 - 5 hours to several days depending on the commercial property being inspected.  The time will vary
depending on both the size and what is to be inspected.

What will the ATEX Inspects Commercial Inspection Report tell me?    
Our professionally prepared, full commercial property report will list all the structural components of the building such as
foundation, walls, floors, ceilings, roof, as well as all the operational systems in the building, such as plumbing, heating, electrical,
fire safety, and any specialized systems that are unique to this business or building.  Our full report will go into detail on each
structural and system component of your commercial property, describing it, and telling what condition it is in.    If there are any
problems, the commercial property report will make recommendations of what is needed to correct the problem.  Our standard
report is a full report.  You can order a full report, or choose to omit parts of it...  If, for example, you know you will be replacing the
roof, there is no need to inspect the current roof.

What if the Commercial Real Estate Inspection uncovers problems?    
Our
commercial Houston property inspection report will not only tell you the condition of the property and it's systems, it will
lay out what the needed repairs and expenses will be based on current city requirements.  Our report will not simply be a list of
meaningless complaints.  We will tell you what must be fixed now, what should be fixed soon, and what can be put off for later
when your cash flow catches up.   We will tell you what you have to do to open your doors for business in this building.   It is up to
you to decide how any problems the commercial inspection uncovers might affect your decision to purchase or lease the property.  
If major problems are discovered, you may want to try negotiating with the seller to have them repaired before closing the deal. Or
perhaps the seller will lower the price, or offer more favorable contract terms. In the end, the decision rests with you, but knowing
about potential problems, before you buy, gives you the power to negotiate and make the best decisions.

Will you fix the problems you find during the Houston Commercial Building Inspection?    
No.
