The Four Point Insurance Inspection is performed on behalf of the insurance companies and are required to obtain insurance by the buyers or current  
owners of older homes.  If you currently own or plan to buy an older home, the insurance carrier may require you to have a Four-Point inspection performed
prior to issuing a new insurance certificate.  The benefit to you is simple, once your home passes the Four Point Home Inspection, your insurance carrier can
offer you lower insurance rates or a discounted insurance plan.  The insurance company takes great risk in insuring older homes and reduces this risk by
ensuring the property's current conditions do not put the insurance company at risk for loss.  

After violent storms like Hurricane Ike in Houston and past storms along the Texas Gulf coast area, the Four Point Insurance Inspection has taken on added
importance of verifying home conditions and ensuring necessary repairs are performed prior to issuing policies on affected homes are renewed.  This
insurance inspection process originated on the East coast in the 1980's, but as insurance companies begin to see the benefit of the four point home
insurance inspection, the program begin to  spread to other areas of the country including Texas.  The benefit to the insurance company is, obviously,
reduced loss risk on Houston home owner’s insurance policies and insuring necessary repairs are performed prior to issuing new home insurance policies.  
This is an area of business that has, for many years, been a money loser for insurance companies.

The Four Point Houston Home Inspections consists of a visual inspection of the following four primary components:

Roof Inspection
Electrical Inspection
HVAC Inspection (Heating and and Other Interior Heating Sources)
Plumbing Inspection

Why are these four areas of a home's components important to an insurance company?  Because these areas of the home represent the greatest risk for
loss of life and property in older homes.  The insurance companies are expecting the condition of the home's components listed above to be working as
intended within the manufacturer’s specifications without physical defects or hazard concerns. The insurance companies are looking for the four home
systems to be in generally good working condition and fulfilling their intended function without improper installation, modification or other existing conditions
of risk.  If the home is an older home the insurance companies want to see that the systems have been updated.  

In most cases, the insurance inspection forms are provided by the insurance companies to their clients. The clients then have the home property inspector
complete and sign the form during the course of the Houston
home inspection.  The forms are standard throughout the industry and we carry our own
blank Four Point Insurance Inspection forms for client convenience.

The criteria used to judge the components include:

  • Current Operating Conditions and Types of Systems or Components Installed in the Home
  • Scheduled Maintenance or Repair Requirements and Repair Cost Estimates
  • Age of Home System and Expected Service Life

There are other types of specialized programs that are similar in nature to this type of inspection such as full home inspections and may exist in specific
markets. For example, some states require low income buyers to obtain an inspection of a home prior to purchase to obtain a low interest loan.

Why do I need a four point insurance inspection?
Insurance companies have become increasingly reluctant to issue Homeowner Insurance Policies on older homes (usually 25 years old or more). Their
common concern is that there may be conditions in an older Houston home that could become a liability to them.  For instance; a Houston home with a roof
nearing the end of its reliable service life may fail while under the policy and the homeowner may seek reimbursement from their insurance company for
damages to the home or its contents.  Similar concerns extend to the condition of the HVAC, electrical and plumbing systems in an older Houston home. If
these elements are in poor condition, in need of being updated or replaced or were improperly installed, they may fail and cause fire or water damage to your
Houston home.

Newer Houston area homes are assumed (by the insurance companies) to not have these problems as frequently as older homes.

QUESTIONS ABOUT FOUR POINT INSURANCE INSPECTIONS –

Is there a standard form to fill out?
The Four Point Insurance Inspection form is fairly similar within the industry with only slight modifications in the HVAC (Furnace) section.  Some insurance
companies provide their own forms; however, most insurance companies will accept forms from companies that perform home inspections provided that they
are filled out by qualified individuals. ATEX Inspects has developed a form that meets the requirements of most insurance companies in Texas.

Can I fill out the form myself?
No, Insurance companies require these home inspections to be completed by a qualified, state licensed individual such as a licensed Texas Professional
Real Estate Inspectors.  

I am buying a home. Can I use this as a less expensive pre-purchase home inspection?
No, the four point inspection is not intended for use as a pre-sale or pre-purchase comprehensive inspection. As it is geared for your insurance needs, The
Four point inspection will not contain the type of information you may need to make an informed decision for purchase.

I had a home inspection before I purchased my home. Can I use that report instead of getting a Four Point Insurance Inspection Report?
No, the insurance companies do not want large reports that contain other information. They want only specific information about the HVAC, plumbing,
electrical system and roof on the required Four Point Insurance Inspection report.

Coordinating all these Trades Professionals for a 4 point Inspection sounds Costly and lengthy.

NONE! ATEX Inspects is not employed by any Insurance companies, and cannot guarantee any aspect of the four point insurance inspection.  If you
encounter a situation where you are denied home insurance, ATEX Inspects is also an approved inspector with the Texas Department of Insurance.  We also
perform state approved TDI inspections, once your home meets the requirements of this program, the property cannot be denied insurance coverage.

Of course, there are many home insurance companies and home inspection requirements can vary and change at any time.  You should consult with your
home insurance provider concerning any specific requirements.
