Posted on 2/10/2009  Professional, Knowledgeable, Trustworthy We were referred to ATEX by another very happy customer.
Thank goodness we decided to get a third party inspection on our new home, Robert saved us from a real dud and a builder that
has since gone into bankruptcy. Because of his extremely thorough inspection, we found several repairs that needed to be made
to the home before we could close. The builder refused to make them so we walked away. We then hired Robert to inspect the
next home we decided to purchase and he found the home to be in much better condition. We are currently living in the home
and could not be happier with our decision to hire Robert before closing on a new home. We highly recommend ATEX inspects!

BE AWARE OF THE INEXPERIENCED, LOW PRICED OR VOLUME DRIVEN HOME INSPECTOR:
(Warning signs and things that indicate you may be interviewing or using the wrong home inspector)

Home inspectors who provide hand written or on-site reports.  Some home inspectors provide only the required 6 to 8 page
TREC state inspection reports, some are even hand-written.

Your real estate inspector spent more time on the phone, on their computer, in their truck or talking to the real estate agent than
they did performing the inspection and consulting with you the buyer.

You observe your inspector giving the real estate agent kick-back funds either by check, cash or free home inspection coupons.

Inspectors who ask "Just how bad is the home's condition " or inspectors who say "we charge more for older homes or homes in
poor condition".

Property Inspectors who refuse to inspect certain types of homes like older homes, homes in certain parts of Houston or
surrounding areas and/or foreclosure homes.

Home inspectors who refuse to inspect homes that are being financed by certain types of financial institutes or under certain
loan types such as VHA, FHA or VA loans.

Your inspector tries to get you to buy a full range of other inspection services, optional test or other services provided by
themselves or a third party partner.

Your home inspector can not provide you with proof of their TREC licenses, does not include their TREC license numbers in
their report or business cards.  This is also a violation of TREC regulations.

Houston home inspectors who state they were grand fathered into the business or became a home inspector because they were
laid off from their previous job.

The home inspector is not a member of a home inspector professional organization, society or other home inspection
association.

Your real estate inspector seems more interested in not upsetting your agent than he/she does of explaining the condition of the
home to you.

Your home inspector pulls the agent aside to discuss your inspection results before talking with you.

Your inspector states "Let me speak with your agent first" "I'll explain your inspection results later"  or "Wait until you get your
written report, which will explain all of the home inspection results".

Your report was an on-the-spot checklist type report. The more in-depth detailed reports are always narrative addendum type
reports.

Your house inspector finishes the inspection in less than 1 to 2 hours, or your inspector performs 4 to 5 home inspections in a
single day.

Your home inspection report does not include detailed descriptions, items in need of repair and detailed photographs of
concerning issues.

Your Houston home inspector states that he/she would 'tell' you about a lot of items that were wrong with your Houston home,
but that
he/she just didn't put all that minor stuff on the report. If your inspector does not put something on the report, it doesn't
exist and you can not re-negotiate for something that does not exist!
